Most business borrowing goes wrong at the first decision, which is choosing the facility. A term loan used to cover a seasonal cash gap, or an overdraft used to buy equipment, creates a mismatch that costs money for years.
Which facility suits which problem, how unsecured lenders arrive at a limit from your bank statements, and why disclosed ATO debt is workable while undisclosed debt is not.
The second thing that goes wrong is preparation. Business lending is assessed by a person reading your numbers, so how the numbers arrive changes the answer.
This guide covers which facility suits which problem, how unsecured lenders arrive at a limit, what to do about ATO debt, and exactly what to have ready before you approach anyone.
Match the term of the finance to the life of the thing you are funding. A short-term need financed over five years, or a five-year asset financed on an overdraft, both end badly.
| Facility | What it suits | Speed | Security |
|---|---|---|---|
| Overdraft or line of credit | Short-term cash flow gaps that reverse within the cycle | Moderate | Often secured |
| Unsecured term loan | Growth spending, marketing, hiring, fit-out | Fast, often days | Usually a director guarantee only |
| Secured term loan | Larger amounts over longer terms | Slower | Property or business assets |
| Equipment or asset finance | Vehicles, machinery, plant | Fast | The asset itself |
| Invoice finance | Long debtor terms with creditworthy customers | Moderate | The receivables |
| Trade finance | Funding stock between order and sale | Moderate | The goods or a guarantee |
Equipment finance is the clearest example of matching. Because the asset secures the loan, the rate is lower than unsecured borrowing for the same amount, and the term aligns with the asset’s working life. Using an unsecured loan to buy a vehicle is usually paying a premium for no reason.
The Australian Government sets out the options neutrally at choose your funding. Further detail sits in secured compared with unsecured business lending and how chattel mortgages work.
Unsecured lenders do not assess you the way a bank assesses a mortgage. They are reading your trading behaviour, and the limit falls out of that.
The starting point is usually a multiple of monthly turnover, verified from bank statements rather than from what you tell them. That figure is then adjusted up or down on the evidence.
The unsecured limit calculation australia lenders use is therefore mostly mechanical, which is useful to know. Cleaning up account conduct for three months before applying moves the number more reliably than arguing about it afterwards.
Many owners assume an ATO balance ends any conversation with a lender. It does not, but how you handle it decides the outcome.
What lenders care about is whether the debt is known, structured and being met. A formal payment arrangement that has been running for some months reads very differently from an unaddressed balance.
| Position | How lenders generally read it |
|---|---|
| No ATO debt, returns lodged on time | Clean |
| Debt under an arrangement, payments met for several months | Workable with most lenders |
| Debt under a recently agreed arrangement | Workable with fewer lenders |
| Debt with no arrangement | Difficult, and often the reason to fix this first |
| Returns not lodged | Raises a question about the whole file |
| Debt not disclosed and found during assessment | Usually ends the application |
The last row is the important one. ato debt and business lending can coexist. Undisclosed debt and business lending cannot, because the problem is no longer the debt, it is what the omission says about everything else in the application.
Disclose it up front with the arrangement attached. A lender that was going to decline on the debt will decline either way, and one that would have accepted it now has a reason to trust the rest of the file.
A complete application is assessed faster and queried less, and in manually assessed lending that difference shows up in the answer.
That last item is underrated. An assessor reading a clear statement of purpose alongside consistent numbers is being given a reason to approve. One reconstructing the purpose from a bank feed is being asked to guess, and guessing tends toward caution.
If your financials understate your real position, the add-back approach used in self-employed home lending applies to business lending too.
Illustrative only, to show which factors move an unsecured limit. Not a client file and not a quote.
| Factor | Business A | Business B |
|---|---|---|
| Annual turnover | $1,200,000 | $1,200,000 |
| Net profit | Comparable | Comparable |
| Monthly deposit pattern | Steady | Three heavy months, nine thin ones |
| Dishonours in 12 months | None | Several |
| Overdrawn days | None | Regular |
| ATO position | Clear, returns lodged | Debt under a new arrangement |
| Existing unsecured facilities | None | One, partly drawn |
| Likely outcome | Limit toward the upper end of the range | Lower limit, fewer lenders, higher pricing |
The profit line is identical. Everything that separates the two outcomes is conduct and presentation, and almost all of it is fixable within a quarter.
For Business B the sensible sequence is to stabilise the account first, run the ATO arrangement for a few months, then apply. Applying now and being declined also leaves a credit enquiry on the file, which makes the next attempt harder.
Clients ask how to get a bigger limit. Usually the answer is three months of clean bank statements, not a better pitch. The lender is reading behaviour, and behaviour takes a quarter to change.

Most unsecured lenders work from a multiple of monthly turnover verified against your bank statements, then adjust for account conduct, existing debt, trading history and industry. Steady deposits and clean statements support the upper end of the range, while dishonours, overdrawn periods or other unsecured facilities reduce it. Turnover consistency matters more than headline size.
Often yes, provided it is disclosed and under a formal payment arrangement that is being met. An arrangement running for several months is viewed considerably more favourably than one agreed last week. Debt with no arrangement is difficult. Undisclosed debt discovered during assessment usually ends the application, because it raises a credibility issue as well as a financial one.
Unsecured term loans and equipment finance can settle within days where the application is complete and the amount is modest. Secured lending against property takes considerably longer because of valuation and legal work. The main determinant of speed is whether the lender has to come back to you for documents, which is why assembling everything first matters.
Match the facility to the life of what you are funding. An overdraft suits short-term gaps that reverse within the trading cycle, such as waiting on debtor payments. A term loan suits spending with a lasting benefit, such as a fit-out or a hiring push. Funding an asset on an overdraft usually costs more and never reduces.
For most unsecured business lending, yes. A director guarantee is standard, and it means you are personally responsible if the business cannot repay. It does not place a mortgage over your home by itself, but it does create a personal obligation. Read what you are signing and take advice if the amount is significant relative to your assets.
No, it usually harms them. Each application creates a credit enquiry, and multiple enquiries in a short period read as credit-seeking behaviour, which concerns assessors. The better approach is to identify which lender’s policy actually fits your turnover pattern, trading history and industry, then apply once with a complete file.
Business lending turns on two things you control. Choosing the facility that matches the need, and arriving with numbers that are easy to read.
If your account conduct is untidy or an ATO arrangement is new, a quarter of preparation is usually worth more than any amount of negotiation.
