Equity Home Loan Broker in Sydney

Why Work With an Equity Home Loan Broker in Sydney

Usable Equity Is a Smaller Number Than Available Equity, and the Split Matters More Than Either

Available equity is your value less your balance. Usable equity is eighty per cent of the lender’s assessed value less your balance, which is materially less. And how the release is structured decides whether the interest stays traceable.

APW Finance works both figures and sets the release up as its own split. Start with the guide to using equity in your Sydney home.

Where We Add Value on a Release

The Usable Figure, Not the Optimistic One

Worked from the lender's assessed value rather than from a portal estimate, because the gap between the two is where releases fall over.

Released as Its Own Split

An equity release broker Sydney owners use will keep the release separate, so interest on it stays traceable to its purpose.

Securities Kept Standalone

A release against your home should not tie a new property into the same security, because untangling it later is slow and sometimes costly.

Servicing Tested Before the Valuation

Equity is only half the test. Plenty of owners have the equity and not the servicing, and it is better to know that first.

WHY CHOOSE APW FINANCE

Equity Released Without Complicating What You Already Own

Plenty of lenders will increase your loan. Fewer will structure the release so that the purpose stays separable and your existing property stays independent.

Every file starts with the current balance, the likely assessed value and what the funds are for. Read how equity funds an investment purchase.

Capacity Tested as Well as Equity

A cash out lending specialist NSW owners rely on checks servicing first, because the equity is usually not the binding constraint.

We Carry the File Through to Drawdown

Valuation, assessment, purpose evidence and settlement handled with the lender, including the split setup at drawdown.

Purpose Documented Properly

Lenders ask what a cash out is for, and above a threshold they want evidence. Preparing that upfront avoids a stalled application.

Bridging Where the Timing Does Not Line Up

Buying before selling is a different structure to an equity release. We model both against each other before recommending either.

OUR PROCESS

How We Take an Equity Release From Enquiry to Drawdown

The first step is the valuation question and the second is the servicing question. Owners who start with the amount they want usually end up disappointed by one of the two.

One. Establish the Usable Figure

Eighty per cent of the likely assessed value less your current balance. See the borrowing power calculator.

Two. Test the Servicing

The larger balance is assessed at a buffer above the rate you will pay. See the serviceability buffer.

Three. Structure the Release

Its own split, its own purpose, securities kept standalone. Documents are in the document checklist.

Four. Draw Down, Then Reassess

As a cash out lending specialist NSW wide, we complete the drawdown, then review your position for whatever comes next.

What Actually Decides an Equity Release

Owners arrive with a figure in mind. Three things decide whether that figure is available.

First, the valuation, because the release is calculated from the lender’s assessed value and not from recent sales you have seen. Second, servicing, since the larger balance is tested at a buffer above the rate you will actually pay. Third, the purpose, as lenders ask what a cash out is for and above a threshold they want evidence of it.

This is where an equity release broker Sydney owners trust earns the engagement. The structure decides whether the interest stays traceable, which matters if the funds are for an investment. Read how investment deductions work and offset against redraw.

Owners ask how do I use a broker to access equity in a Sydney property rather than simply asking their own lender for a top up. The difference is structure. A top up added to your existing loan blends the purposes together and can leave you apportioning interest every year.

Read why applications get declined and how the 2026 tax changes treat property.

Case Study: From First Home Owner to Property Investor

A client who had taken a first home loan in 2018 later wanted to release equity from that property to fund an investment purchase.

APW restructured the existing debt to release the equity that had built up since the original purchase, working to the client’s deadlines. The client moved from first home owner to property investor using equity from the original purchase.

Basra A., Sydney. Individual circumstances differ and outcomes depend on lender assessment.

The mistake is taking the release as a top up on the existing loan. Once the purposes are mixed in one account you are apportioning interest every year, and no rate saving is worth that.

HAVE A QUESTION?

What Does an Equity Home Loan Broker in Sydney Assess Before a Release,
Answered

Owners ask what does an equity home loan broker in Sydney assess before a release, and there are three tests rather than one. These are the questions that follow.

An Equity Home Loan Broker in Sydney assesses your property value, available equity, borrowing capacity and the purpose of the funds before arranging an equity release. The lender may also assess your ability to service the larger loan using its current lending criteria.

An Equity Home Loan Broker in Sydney can review your current mortgage and property value, then compare lenders and loan structures for accessing available equity. The broker can also explain the costs, repayments and lending requirements before you proceed.

The amount of equity you can access depends on your property’s assessed value, existing mortgage and the lender’s maximum loan-to-value ratio. An Equity Home Loan Broker in Sydney can calculate the potential release and check whether your income supports the additional borrowing.

Lenders ask about the purpose of an equity release because the intended use of the funds can affect their lending assessment and documentation requirements. An Equity Home Loan Broker in Sydney can explain what evidence may be required for your proposed use of the funds.

Keeping an equity release as a separate loan split can make the purpose and balance of the additional borrowing easier to track. An Equity Home Loan Broker in Sydney can explain whether a separate split is suitable for your circumstances and how it may affect your loan structure.

Yes, self employed borrowers may be able to release equity, subject to the lender’s serviceability and income requirements. An Equity Home Loan Broker in Sydney can compare lenders that assess self employed income in a way that may suit your financial position.

See our self employed lending page for how add-backs change that figure.

No. An equity release generally involves increasing your borrowing against the available value in your property, while a redraw allows you to access eligible additional repayments already made on your existing loan. An Equity Home Loan Broker in Sydney can explain which option may be more suitable for your situation.

If you want to buy before selling your existing property, an Equity Home Loan Broker in Sydney can compare options such as equity release, bridging finance or other suitable lending structures. The right option depends on your existing debt, property value, income and expected sale.

How Usable Equity Is Actually Calculated

Available equity and usable equity are different numbers, and the second one is what a lender will work from. The arithmetic is simple once the assessed value is known.

Assessed valueCurrent loan balanceEighty per cent of valueUsable equity
$1,200,000$400,000$960,000$560,000
$1,500,000$600,000$1,200,000$600,000
$1,800,000$750,000$1,440,000$690,000
$2,200,000$1,000,000$1,760,000$760,000
$2,600,000$1,400,000$2,080,000$680,000

Three qualifications worth making. The assessed value is the lender’s figure rather than an agent appraisal, and it is usually the more conservative of the two. Usable equity is a ceiling, not an entitlement, because servicing still has to support the larger balance.

And releasing above eighty per cent is possible, at the cost of bringing lenders mortgage insurance back in. Where the funds are for an investment property, deductibility guidance is published by the Australian Taxation Office. Confirm your position with your accountant.

Cross Collateralisation, and Why It Is Hard to Undo

When you release equity to buy again, the simplest arrangement for the lender is to hold both properties as security for both loans. It is quick to set up and it is the arrangement people regret most often.

Tied together, the properties stop being separate decisions. Selling one needs the lender’s agreement on what happens to the other, and the proceeds may be directed to reduce debt rather than released to you.

Refinancing one loan away also becomes harder, because the security has to be untangled first. That usually needs a fresh valuation of both properties and the lender’s consent.

The alternative is to keep the securities separate, with the equity drawn as its own split against the existing property. It takes more work to set up and sometimes narrows the lender choice.

Whether that trade is worth making depends on how long you intend to hold each property and whether either is likely to be sold. It is a question worth settling before the structure is set, because changing it afterwards costs considerably more.

If your loans are already cross collateralised, it can usually be undone, and it is a piece of work rather than a phone call. It generally needs current valuations of both properties and a fresh assessment, so it is worth starting before you need either property free.

Some lenders will not separate securities at all, and will only lend with both properties tied together. That is itself a reason to compare lenders before the release rather than taking the offer in front of you.
